Maintenance and Operations

• Completion of cost-effective contract bidding, negotiations and administration.
• Verification of insurance and bond coverage for all contractors providing services.

• Our website allows prospects to respond to an "Interest Form" that is producing an extensive waiting list of potential ready to apply as soon as new suitable property becomes available.
• Your property will be immediately placed on our vacancy list and posted on our website.  Prospects will be able to obtain complete information 24-hours a day via our website.
• We develop featured properties on our site. 
• We will develop specific signs/banners for your property when appropriate and place them on your property.
• We work with you on developing a marketing image for regular supportive promotion of your property to the local market and then take care of the details.

  Screening

• Branson Premiere Property Mgmt views tenant selection as our most important function.
• Prospects will be able to obtain applications 24-hours a day thru our website and pay the required fee for applicant screening online.  All applications will be screened for credit, rental and ownership references, income and criminal background check. 

  Rent Collection

• Tenants have the convenience of paying their rent directly online.
• We collect first and last month's rent deposit and additional pet deposit if applicable.

  Accounting

• Complete reporting to owners is available
• Generation of 1099's
• Tracking of vendor conversations and performance
• Tracking of target completion dates
• Complete analysis of tenant performance

  Commission/Fees

• 10% of the gross amount of money received from each rental.
• Other charges may be due Agent relating to collecting late rent payments, enforcement of rental collection or representing owner in legal action thereof.  Management of property improvements, alterations, or remodel work and the hiring of employee and/or independent contractor to perform said repairs may also constitute additional fees due Agent.
